Directions to Kipscombe Holidays

We are in a rural location on a road with no name, this can make finding us a bit more challenging. We are actually 1.2 miles from the A399, just 2 miles from the local village of Bratton Fleming and 20 minutes from towns, South Molton & Barnstaple.

If you are using a Sat Nav the postcode of the property is EX31 4TN but please note this may direct you to a neighbouring farm on the opposite side of the road so please do not follow the satnav to the end, we are the farm on the right before reaching our neighbour (look for kipscombe holidays sign).

We do not recommend you approach our house from the Challacombe end of our lane even if your satnav suggests it, the lane is narrow, winding & very steep.

How to find us - cottage and camping guests 

route to Kipscombe

a) From the direction of the M5 motorway, take exit 27 and follow signs for the A361 towards Barnstaple. On reaching the roundabout with the A399 marked, take the 4th exit signposted Combe Martin, Ilfracombe, Woolacombe and Lynton. After 8.4 miles you will reach a crossroads (Four Cross Way marked A), Turn Right here on to the un-named road (There is a sign at the crossroads showing Bratton Fleming shop pointing left) once on our lane you'll see a blue sign saying ‘Unsuitable for HGV’s and Coaches’). Skip to c) for the rest of the details

 

b) If you are coming from the North on the A39 or from Combe Martin, proceed South along the A399 towards South Molton. You will see signs for Exmoor Zoo on your right and after a further 2.5 miles turn left at Four Cross Way on to the un-named road (There is a sign showing Bratton Fleming shop is to the right and a blue sign saying ‘Unsuitable for HGV’s and Coaches’).

 

c) From the Four Cross Way crossroads drive past the old Exmoor steam railway and over 3 hump back bridges, you will pass a bridle path sign on your right and then the road bends to the left and heads down hill to a stream. Almost immediately after you start climbing uphill again (D on map), cottage guests turn a sharp right into our driveway signposted ‘Kipscombe’ (you may want to select first gear as it is quite sharp and on a hill). Camping guests (E on map) continue to the next right turn. We are about 1.2 miles from the A399. Please drive slowly down our lane - There may be walkers, horse riders or animals on the road.

 

Cottage guests - At the top of the driveway you will see parking on your left alongside the end of the cottage (Near the steps up to the conservatory – it is easier to use the back door of the cottage especially if you have a nervous dog). 

If we are not around to greet you, please make your way to the back of the cottage where you will find the keysafe.

PLACES TO STOP EN ROUTE

On the A361 between Tiverton and South Molton you will see a signpost for the Mason’s Arms at Knowstone (Postcode EX36 4RY). This is an outstanding dog friendly pub featured in The Good Food Guide. Or if you prefer to take your dogs for a walk, there is a Country park just off the A361 with toilets and a Cafe (postcode EX36 4RZ).
